The base sale prices for the various types of Soma BreeZe apartment units are shown in this Price Table

Also shown are the all-inclusive monthly service charges payable to the Manager, for each apartment. The all-inclusive charge is a flat fee, designed to cover the cost of utility services (electricity, hot and cold water and air conditioning, unrelated to actual consumption), weekly house keeping, satellite television, engineering maintenance, concierge and security services, swimming pool and landscape maintenance, as well as other central services. Telephone and ADSL (broadband) internet access will be available on a metered basis and will be billed separately consistent with the charges applicable at Soma Bay's other hotels and resort housing units.

In the event that an apartment unit is neither owner-occupied nor placed in the Apartment Rental Program for a period of not less than 30 calendar days, a reduced monthly service charge amounting to 60% of the amounts shown in the attached table will apply during the period when the unit is vacant.

The level of all-inclusive service charges shown in the Price Table will apply during the first 12 month period following the official opening date of the Soma BreeZe Hotel Residences. Subsequently, these charges will be subject to change in line with changes in the cost of supply of utilities and services; The Manager will be required to give three month's written notice to the apartment owners prior to the implementation of any such change.

Apart from the all-inclusive charge, a monthly charge will be applied towards the establishment of a fund to cover the cost of maintaining the Hotel Residences in "as good as new" condition. For the first four years of operation of the Hotel Residences. This charge is calculated as 0.20% of the price of the apartment annually, and its monthly equivalent is shown in the attached table. Subsequently, the Replacement and Maintenance charge will increase to 0.4% of the purchase price effective from year 5.

The manager shall annually present to apartment owner a statement showing the aggregate amount collected as service and maintenance charges and the disposition of these funds to cover actual expenditures for the operation of the Soma BreeZe and accruals to the Reserve for Replacements and Maintenance. The level of these charges shall be adjusted periodically by the Manager to keep them in line with the actual cost of operation and maintenance of the Soma BreeZe’s facilities. Any temporary surpluses or shortages resulting from the operation of the Hotel Residences shall accrue to, or be funded by, the Developer, and be carried forward to subsequent accounting periods.
