All-Inclusive Service
The following services will be provided to the apartments of Soma BreeZe:
Utilities & Weekly Services:
- Air conditioning
- Cold and hot water
- Electricity
- Engineering maintenance
- Housekeeping once a week
- Laundry of bulk items (towels and linen) once a week
- Soma Bay’s Satellite TV package
General Services:
- Concierge
- General Infrastructure Maintenance
- Landscape maintenance
- Pest control
- Public lighting
- Security
- Site Maintenance
- Swimming pool maintenance
Telephone and ADSL (broadband) internet access will be available on a metered basis and will be billed separately consistent with the charges applicable at Soma Bay's other hotels and resort housing units.
Charges for All-Inclusive Service
Charges for the All-Inclusive Service will depend on the status of the apartment as clarified below:
- If in Rental Program: No charges will apply when an apartment unit is placed in the Rental Program.
- If Not in Rental Program:
- When Not Owner-Occupied: Utilities will not be charged while an apartment is not occupied by the Owner. Charges for General Services will, however, be payable.
- When Owner-Occupied: Both Utilities and General Services will be charged while the Owner is occupying the apartment.
The level of all-inclusive service charges shown in the following table will apply during the first 12 month period following the official opening date of the Soma BreeZe Hotel Residences. Subsequently, these charges will be subject to change in line with changes in the cost of supply of utilities and services; The Manager will be required to give three month's written notice to the apartment owners prior to the implementation of any such change.
Replacement Fund
A fund will be established to cover the cost of always maintaining the Hotel Residences in "as good as new" condition.
For the first four years of operation of the Hotel Residences. This charge is calculated as 0.20% of the price of the apartment annually. The Replacement and Maintenance charge will increase to 0.40% of the purchase price effective from year five.
The manager shall annually present to apartment owner a statement showing the aggregate amount collected as service and maintenance charges and the disposition of these funds to cover actual expenditures for the operation of the Soma BreeZe and accruals to the Reserve for Replacements and Maintenance. The level of these charges shall be adjusted periodically by the Manager to keep them in line with the actual cost of operation and maintenance of the Soma BreeZe’s facilities. Any temporary surpluses or shortages resulting from the operation of the Hotel Residences shall accrue to, or be funded by, the Developer, and be carried forward to subsequent accounting periods.
